How to get access to the private market and why it matters
Are you one of those people who has a Zillow account, browses and saves homes that are 10x your budget and then get pissed when one of those homes gets sold? How dare someone buy your dream home that you were planning to buy when you won the lottery.
I know at least 10 people like this (including myself). While it’s fun to do, the reality is that when it actually is time to shop for homes in your budget, what happens often is that there is not enough inventory in the area you’re looking or even if there is a home that you are ready to make an offer on, it’s gone the next day.
That’s just the reality of the market. Even the best of the best real estate agents can only do so much to help you submit a good offer. But unless you have a flexible budget of over $1 million, you’ll need a better strategy to land a home.
And that’s where the private market comes in!
What Is The Private Market?
The private/off market is essentially where listing agents put out their feelers for the pricing and interest on a home. They’ll do their comps and CMA and figure out what a good list price is and put it on the private market. Here, brokers will be able to see those listings and get their clients into these homes before the whole world has a chance to even see them.
How To Get Access To The Private Market
These homes are not listed on Zillow, Redfin or any other public platform. You can only access them with the help of a real estate agent.
